Clarifying value and return
When a long-term tenant vacated 1150 Iron Point, a single-story office building amidst a five-building suburban campus, in mid-2023, owner and longtime client, Keppel Pacific Oak US REIT, approached us with the opportunity to strategically redefine its right-fit formula for blending amenitization and workplace. Through an in-depth Discovery phase, we clarified driving goals to guide programming and criteria for market differentiation. With a campus occupied by a diversified hybrid workforce, we focused on an increased shared amenity footprint with spaces to inspire and explore, in addition to bespoke, in-building spec suites catering to teams from 10–25.

‘California Cool’ meets ‘Mainstay Office’
The building now features diverse meeting spaces to promote active and flexible use, integrated quiet zones, an expanded grab and go market for daily convenience and tenant-hosted events, and a brand new cardio and training studio. A restrained material palette and balanced neutrals are punctuated by unexpected blues to spark conversation and deliver playful warmth. Special attention to details, such as acoustical control and custom signage and wayfinding, and a focus on craveable user experience evoke renewed reason and continued return.








Bespoke spec suites connect users with built-in engagement
Equally integral to the success of this project and its daily use are the four companies who occupy its in-building spec suites. Prior to construction delivery, 75% of these suites were pre-leased and today, 1150 Iron Point is 100% leased with its adjacent sister building actively capitalizing on leasing demand.
