10800 Plaza | Repositioning

A New Chapter Unfolds at 10800 Plaza

Connection is crucial fuel for holistic wellness, and yet, in today’s complex world, it’s more complicated than ever to make space for it to happen naturally. Connection centers our headspace, powers our relationships, and widens our lens for growth. That’s precisely why we’re making space for it at 10800 NE 8th Street (10800 Plaza) in Bellevue, Washington.

We encourage you to preview 10800 Plaza, remastered. Designed to inspire brilliant days in sync, we can’t wait to show you around.

The Starting Point

Until recently, the first floor of 10800 Plaza served primarily as an operating bank branch, limiting SF allocation for common area space beyond a teeny touchdown lobby. When the bank branch closed in 2023, this opened up the majority floor for complete reimagining and a very important strategy to solve for, “What experience are we distinctly defining and for whom specifically?”.

To solve this crucial question, we engaged in an early Discovery intensive where we explored programming scenarios that reinvented balancing new amenity spaces, leasable space, and activated common area.

A Bank Vault, Remastered

Reinterpreting space connections remains one of the greatest challenges and opportunities when exploring repositioning potential. At 10800 Plaza, our creative challenge came in the form of a vintage bank vault, physically located in the center building core. When the vault was demoed to make way for renovation, its identity and form could have very easily been lost in time and former chapter, but we saw value in its connected storyline. Point of difference is crucial to brand memory.

At 10800 Plaza, the Vault will become a connected everyday space for work and play. Dual meeting space with a connected simulation x media room, The Vault at 10800 Plaza embraces reinvention, turning a former heavily protected space into a discovered place for user engagement.

Sharing the Corner View

In the expanded building lobby, we accentuated the natural indoor/outdoor connection by integrating seating on the entirety of the building corner. Places to gather comfortably indoors, connected to urban activity outside and natural light, adjacent to private meeting and play spaces.

Just off the corner, we tucked in smaller spaces for impromptu coffee connects and intimate conversations. A color drenched ceiling-to-floor huddle space informally called, ‘The Blue Room’ spotlights the building’s signature colorway, providing daily convenience and a brand experience unlike what its sister building, 10900 Plaza, has to offer [across the shared garage, 10900 Plaza adorns its own, multi-space amenity package and signature brand].

We’re thrilled to work alongside our Client and owner, Keppel Pacific Oak US REIT, its wider teams, Transwestern, CBRE, Schuchart, JPC Architects, and the many, many trades and talents required to orchestrate a repositioning of this magnitude.
